Roseate Unveils Smart Growth Strategy, Targets 30 Hotels by 2030

Bird Group’s hospitality arm plans to launch a new tech-driven upscale hotel brand while expanding its footprint across India and select international markets.

Roseate Hotels & Resorts is charting an ambitious growth path with plans to launch a new upscale smart hotel brand and expand its portfolio to 30 operational hotels by 2030, as the company looks beyond its traditional luxury hospitality segment to tap emerging opportunities across India and overseas markets.

The Bird Group-owned hospitality company is preparing to introduce a new sub-brand early next year that will focus on four-star upscale and five-star smart hotels. Designed around greater technology integration and lower development costs, the brand aims to serve travellers seeking quality accommodation at more accessible price points while maintaining Roseate’s signature service standards.

According to Kush Kapoor, Chief Executive Officer of Roseate Hotels & Resorts, the new format is intended to strengthen the group’s reach in both major urban centres and fast-growing smaller cities where the demand for organised hospitality continues to rise. The smart hotel concept will allow Roseate to appeal to a broader customer base while preserving the premium guest experience associated with the brand.

Currently, Roseate operates three hotels in India, including two properties in Delhi and one in Rishikesh, along with five hotels in the United Kingdom. Including signed and confirmed developments, the company’s portfolio now stands at 11 hotels across India and the UK. The target of 30 operational hotels by the end of the decade represents a significant scale-up of its hospitality footprint.

The company’s domestic pipeline includes additional villas at its Rishikesh property, a luxury resort in South Goa and a new project in Shillong, Meghalaya. These developments reflect Roseate’s strategy of expanding into both established and emerging leisure destinations while diversifying its product offerings.

Alongside domestic growth, Roseate is also evaluating opportunities in international markets including Dubai and Europe. However, management remains cautious amid ongoing geopolitical and economic uncertainties, indicating that future investments will depend on favourable market conditions and the availability of strategically attractive locations.

The hospitality industry is witnessing a growing shift towards smart and technology-enabled hotel concepts as travellers increasingly prioritise convenience, efficiency and value. Roseate’s planned entry into the upscale smart hotel segment reflects a broader trend among luxury operators seeking to diversify their portfolios and cater to new customer segments without diluting brand standards.

With a combination of luxury developments, smart hospitality formats and selective international expansion, Roseate is positioning itself for accelerated growth over the coming years. The strategy underscores the company’s confidence in the long-term prospects of India’s hospitality sector and the rising demand for high-quality branded accommodation across diverse markets.
