Blackstone-backed hospitality platform plans aggressive expansion through strategic acquisitions, luxury developments and branded residential projects.
Ventive Hospitality, the hospitality joint venture backed by Panchshil Realty and Blackstone, is accelerating its growth ambitions with plans to expand its portfolio beyond 4,000 hotel keys while actively pursuing acquisitions of large luxury hotels across India. The company is currently evaluating two to three major hotel transactions as part of a broader strategy to strengthen its position in the country’s fast-growing luxury hospitality sector.
According to Ranjit Batra, Chief Executive Officer of Ventive Hospitality, the company is focusing on acquiring “big-box” luxury properties capable of generating annual EBITDA of more than ₹100 crore each. Discussions are already underway with several potential acquisition targets as the company seeks to rapidly scale its portfolio through both inorganic and organic growth.
Ventive currently operates 14 hospitality assets comprising approximately 2,200 keys across India and the Maldives. Its portfolio includes renowned luxury brands such as The Ritz-Carlton, JW Marriott, Courtyard by Marriott and DoubleTree by Hilton in Pune, alongside international properties operating under the Raaya, Anantara and Conrad brands in the Maldives.
The company’s ambitious expansion roadmap combines acquisitions with new developments. Ventive currently has around 360 keys under construction and an additional pipeline of approximately 1,100 keys available through right-of-first-offer arrangements with its promoters. Management expects both avenues to play a critical role in achieving the 4,000-key milestone over the next few years.
The acquisition strategy is already visible in recent transactions. The company previously proposed acquiring a majority stake in Soham Leisure Ventures, owner of the Hilton Goa Resort, and more recently agreed to acquire Kelzai Eco Reserves Private Limited in a deal valued at an enterprise value of ₹466 crore. The acquisition is intended to deepen Ventive’s presence in luxury eco-resorts and branded villa developments.
Beyond acquisitions, Ventive is also preparing to introduce one of the most exclusive luxury hospitality concepts in the country. The company plans to develop India’s first Ritz-Carlton Reserve project in the Sahyadri Hills, spread across approximately 450 acres. Positioned above the traditional Ritz-Carlton brand in terms of exclusivity, Ritz-Carlton Reserve properties are among the rarest luxury hospitality offerings globally, with only a limited number operating worldwide.
Additional projects under development include a new hotel in Varanasi and the repositioning of an existing property in Bengaluru’s Whitefield district. Together, these initiatives reflect the company’s focus on premium and ultra-luxury segments, where demand continues to strengthen amid rising domestic wealth, growing experiential travel and increasing interest from international hotel brands.
The expansion plans are backed by strong operational performance. Ventive reported revenue from operations of ₹543 crore during the first quarter of the current financial year, up from ₹507.4 crore in the corresponding period last year, highlighting the resilience of India’s luxury hospitality market.
As competition intensifies among domestic and global hotel operators for high-quality hospitality assets, Ventive’s acquisition-led strategy underscores growing investor confidence in India’s premium lodging sector and the long-term prospects of luxury travel across the region.
